I offer a two step process to begin with. We would set up an initial meeting at your home so you can take my on a tour of your biggest investment and get to know each other. During that tour I will take notes on all the details of your home from top to bottom. I will ask you some questions on what improvements you have made to your home and what are your favorite features of you home are. We will also discuss your neighborhood and what I think the best assets of your home are. This meeting typically takes about 30 minutes. At this meeting will arrange a time for our next meeting. Following this initial meeting I will then prepare for you a detailed report on your home which we tend to call a CMA ( Competitive Market Analysis). This report will show you homes I think that you will directly compete with in the Market place along with several sales that I feel are comparable to your home. I look at sales in a 90 day period. As well will give you details on average days on the market. This report will typically take me 24 hours to prepare. When I have prepared the report I will meet with you again.This second meeting time tends to vary but schedule at least an hour for it. During this meeting I will go over my CMA and will also go over my Lisa Hartigan Seller's Guide. After reviewing my report with you I will give you a market price for your home. I will give you a range of Suggested list price, and a High and Low. We will discuss who I think the buyer of your home will be and how I target these buyers.
